Bluport ups retail rivalry in Hua Hin

The opening of Bluport Resort Mall has intensified competition in Hua Hin’s retail market.

Developed by Hua Hin Asset, a joint venture between The Mall Group and Proud Real Estate owned by the Liptapanlop family, the project is located in the town centre with an investment of 5 billion baht.

The Hua Hin project is the first one the group has planned to expand to other major tourist cities such as Phuket.

Supaluck Umpujh, a vice-chairwoman of Hua Hin Asset, said the company spent two years developing the project and despite fierce competition in the market, it believes in the project’s potential.

Guest Houses in Hua Hin encroaching the beach might come down

Hua Hin local residents and traders who were accused of public land encroachment by building guesthouses and homes and food vendors have called for sympathy from the authorities following imminent movement by the local administration to enforce the law strictly to remove all the property encroached on public land.
The call was made as they met the deputy governor of Prachuab Khiri Khan Mr Theeraphan Nantakij today to negotiate for the suspension of the action. At the meeting the deputy explained to them the need to enforce the law and the procedure the encroachers needed to follow and abide by. However the owners of the 40 encroached properties are asking for sympathy saying they have been there for over a decade. They also claimed that their ancestors have pioneered to develop the area.

hua-hin-guest-houses-being-knocked-downEarlier local administration ordered the dismantling of the structures on the roadside of Naresdamri Road, from the Fishing Pier to Chaomae Tabtim Shrine because they have encroached on the public beach but they said the area was the old community, citing some old wooden homes which now have become Hua Hin’s legend.
The wooden homes were praised as the identity of the Hua Hin town which deserved to be conserved under the project in 2012, to inherit Hua Hin old homes, buildings and townscape, citing Home No 7 was the good example.
One local resident said “It has history and valuable background that deserves to be conserved. Here is one of the charms of Hua Hin tourism. I have spoken or talked with many foreigners and many of them said they were sad that these structures will be dismantled.”
They also cited history saying since King Rama III, their ancestors have sailed the ships to develop and settle in this area. There was no road cut through the land so that the area between the eastern and western sides of Naresdamri Road was the same plot of land.
But they claimed the authorities later have requested to build the road and the residents have agreed with hope that the road would bring the development to the community.

They also said in the past, residents here were fishermen and the area was used to dry their fishing net and squids.
When the resources in the sea have reduced and tourism business has gradually boomed, guesthouses and homes as well as food stalls were built to cater the need of tourists.
Local residents said they were all only small operators not the capitalists or influential people. They also voiced concern that the plan to dismantle the structures of the original community was aimed to revive the project that could benefit some certain groups and it was a private company that surveyed the area for the project to improve the landscaping and to utilize the area next to the beach, they claimed.

“We would like to ask for sympathy. Our ancestors have pioneered to develop the area. This area should be conserved because it is the symbol of Hua Hin tourism. It is also the village by the sea… every country want to conserve the old thing and this town is the only place that wants to take this land for development one sad owner complained.

Bangkok, 30 August, 2016 – The Tourism Authority of Thailand (TAT) is inviting nominations for the “11th Thailand Tourism Awards 2017”, which will be conferred on World Tourism Day, 27 September, next year. Deadline for receipt of completed nominations is 30 November, 2016.

Details of the Awards and the nomination criteria were announced today by Mr. Yuthasak Supasorn, TAT Governor. The press conference at the TAT Head Office was attended by Siam Niramit and Nong Nooch Garden representatives, TAT Executives, the Judging Committee, tourism operators, representatives of Thai tourism associations, invited guests and the media.

Mr. Yuthasak said, “The Awards are designed to raise industry standards and recognise companies and individuals that have contributed to advancing a positive image of the Thai travel and tourism sector, now established as one of the country’s key socio-economic development pillars.”

“Our Awards are unique in that they meet very specific criteria that link a high-quality tourism product with exemplary standards of service and facilities to the broader goals of national development, including culture, heritage and the environment.”

“Hence, these awards are not just popularity contests but the result of a very carefully scrutinised and evaluated process.”

The five Award categories for 2017 are:

  • Tourist Accommodation
  • Tour Programmes
  • Health Tourism

The Judging Committee consists of specialists and experts from various sectors related to tourism; such as, the Department of National Parks, Department of Fine Arts, Pollution Control Department, Community Based Tourism Institute, Thailand Tourism Council, Thai Hotels Association, Thai Spa Association, Association of Thai Travel Agents, Thai Eco Tourism and Adventure Travel Association, amongst others.

The judging criteria requires applicants to show how they are helping conserve the country’s natural resources, mitigating climate change, contributing to economic and social development, practising good governance, and innovation.

Small and medium sized companies are encouraged to apply.

Mr. Yuthasak said, “Winning an award becomes a competitive advantage. This enhances consumer confidence and also raises the brand image of Thailand and the Thai tourism industry at large. It also motivates the emerging generation of investors to maintain a similar focus when developing their new business products.”

In addition, the awardees get marketing support through TAT’s public relations channels; such as, television, radio, printed media, online media and Or Sor Tor magazine. They also have a chance to participate in TAT’s road shows and consumer trade fairs, both domestic and overseas, at concessional rates.

The awardees are given priority for inclusion on TAT product survey trips for media and tour operators. Their names are prominently featured on the list of Award winners on the TAT website:

The long-awaited land and buildings tax that won cabinet approval yesterday is expected to generate more than 64 billion baht for government coffers when it takes effect next year.

According to Finance Minister Apisak Tantivorawong, 60 billion baht is to come from commercial buildings, 4 billion from residences and 50 million from agricultural land. All income will be used for local development.

The new tax is designed to expand the national taxpayer base, especially in asset-based taxation, with an aim to increase efficiency of tax collection among local organisations, narrow income disparity and improve land utilisation nationwide.

Land and building tax in Thailand

The bill sets ceiling rates of 0.2% of appraisal value for land used for agricultural purposes, 0.5% for residences, 2% for commercial use and 5% for vacant or undeveloped land.

The tax will be levied on first homes and land used for agricultural purposes with appraisal prices starting at 50 million baht, with the rate applied to the amount exceeding 50 million baht.

Owners of first homes and farms with an appraisal price below 50 million baht will be free from the tax liability.

The tax will also apply to second homes on a progressive basis, with rates of 0.03% to 0.30% for homes with an appraisal value of less than 5 million baht to more than 100 million baht.

For vacant or undeveloped land, the tax rate will be imposed at 1% for land left vacant or unused for 1-3 years, 2% for 4-6 years and 3% for more than seven years.

According to Mr Apisak, there are 8,556 residential units that have an appraisal price of more than 50 million baht, mostly in Bangkok and other big cities. That means about 99.96% of residences nationwide are free from the tax liability.

In a bid to reduce public opposition, the land and buildings tax was watered down several times. After final approval, the tax will replace existing house, land and local development taxes.

The land and buildings tax is part of government efforts to boost asset-based tax income, reduce economic inequality, improve land distribution and increase the use of land nationwide.

Atip Bijanonda, president of the Housing Business Association, said taxation of housing units priced at 50 million baht or more would have little impact on most homeowners, as this pricing segment accounts for less than 10% of the country’s total.

“Most people own a house priced much lower than that,” he said. “The property tax law will benefit the country because it can generate revenue to local administrations. This revenue can help improve utilities, which in turn will benefit taxpayers.”

He said the land and buildings tax would prompt some landlords who own many plots, particularly in prime locations where land values are high, to develop the plots or sell them to avoid paying the high tax rate.

“The law can help land utilisation,” Mr Atip said.

Surachet Kongcheep, associate director of property consultant Colliers International Thailand, said the minimum price of a housing unit affected by the tax of 50 million baht was no cause for alarm.

“If it were set at 10 million baht or more, the panic would be much greater because the segment of 10 million baht or more accounts for 30%,” he said.

TAT Newsrooms Blogger Campaign

Bangkok, 19 May, 2016 – Are your pens ready and your cameras primed? TAT Newsroom’s long-anticipated Blogger Campaign is set to open in June, 2016, and the Tourism Authority of Thailand (TAT) is inviting people to tell their stories about Thailand and its culture. International bloggers and photographers will have the chance to show off their work and be rewarded with an all-expenses-paid trip to Thailand.

The Campaign is open to all active bloggers and social media who are invited to share their stories on trips in Thailand or photos they have taken. Even content bloggers who have yet to come to Thailand can enter by writing about the amazing experiences they expect to discover in the kingdom.

To be eligible, bloggers must have a high-profile and regularly updated social media presence with a substantial number of followers. This could include Facebook, Twitter, Instagram, Google Plus, etc. or a personal blog that covers travel, food or culture topics. Entrants also need to be followers of the TAT Newsroom via social media platforms.

Mr. Yuthasak Supasorn, Governor of TAT said, “There are many hundreds of bloggers and photographers out there who record their stories of Thailand online. We want to harness this creative energy to promote the wonders of Thailand and give these talented people the chance to win a trip back to the kingdom to explore further. We are looking forward to seeing what amazing stories and photos the blogging community comes up with when the campaign opens.”

Entrants can upload up to five stories and photos to the specially created TAT Newsroom website in which the address will be unveiled in June, 2016. The Campaign will be open for one month. After posting their stories and photos, the bloggers and photographers can then encourage their online followers and members of the public to vote.

The top three bloggers and three photographers with the highest numbers of votes will be rewarded with an all-expenses-paid trip to Thailand. Voters will also get the chance to receive prizes with their names entered in to a lucky draw.

The TAT Newsroom Blogger Campaign is aimed at promoting the everyday charms of Thailand, its culture and its people. It is the kingdom’s unique blend of, traditions and festivals that epitomise “Thainess” and make the country stand out as offering unique experiences to all visitors, writers and photographers especially.

The State Railway of Thailand has approved high-speed trains from Bangkok to Hua Hin in Prachuap Khiri Khan and to Rayong, costing altogether 247 billion baht. Construction is expected to start next year.

SRT chairman Sarawut Benjakul said the SRT board on Tuesday approved the Bangkok-Hua Hin link worth 94.6 billion baht and the eastern Bangkok-Rayong line estimated at 152 billion baht. The projects would be proposed to the public-private partnership policy (PPP) committee chaired by Deputy Prime Minister Somkid Jatusripitak and the cabinet next month.

Bidding should be completed within this year and construction could begin next year, Mr Sarawut said.
“The PPP committee considers the two high-speed train projects as fast track ones, and the SRT studied many investment options,” he said.

The most feasible option was the PPP net cost approach in which the SRT would make its investment with land and the private sector would pay for the construction, collect fares and share proceeds with the state, the SRT chairman said.

The preferred investment option would minimise risks to the government and reduce its financial burden as most of the cost would rest with the private sector. The contractors will design and build the systems simultaneously and thus the construction periods could be shortened, Mr Sarawut said.

Contractors would receive 25-year concessions to operate the trains, he said. Officials earlier estimated the construction would take more than three years.

Hua Hin Airport Expansion

The Transport Ministry plans to improve and expand the runway of Hua Hin airport so that it can handle larger aircraft.

The plan aimed at promoting international tourism to this famous seaside resort town not far from Bangkok.

The plan was disclosed yesterday as the transport minister Mr Arkhom Termpittayapaisith visited the airport on his inspection trip.

He ordered that a plan to develop the airport be created to improve the capability of this comparatively underutilized air terminal.

At present, only one carrier operates from the airport and other than that it is primarily used as a base for the Civil Aviation Training Center.

He said Hua Hin airport is actually well equipped with a 35-meter wide 2,100-meter long runway which can support Boeing 737 aircraft.

It has strong potential for development and improvements as its capabilities could facilitate aircraft even larger in size.

This will then attract even more carriers which in turn will dramatically improve tourism in and around Hua Hin, he said.

Furthermore, should the improvements meet the International Civil Aviation Organization (ICAO) standards then its potential will increase exponentially.

He then assigned the Department of Airports the responsibility of expanding the width of the runway from 35 to 45 meters as a mean to promote international tourism to this seaside resort.

At present 80% of tourists to Hua Hin are Thais, and 20% foreign tourists from Europe.

Known as the “The Land of Smiles”, Thailand offers expats retiring here plenty to smile about — a low cost of living, tropical clime, culture that respects older people plus no tax on retiree income from abroad.

International Living magazine ranked the country as one of the cheapest in its cost of living index, buoyed by competitive property prices. Eating out remains reasonable with a typical Pad Thai lunch available from just $1.

As well, the country’s retirement visa, which is renewable annually, is available to all retirees with monthly pensions of 65,000 Thai baht ($1,800) or to pensioners depositing 800,000 baht ($22,125) in a Thai bank account.

While the UK Foreign and Commonwealth Office rates many private hospitals in Thailand equivalent to western standards, it says standards at local hospitals can vary. Retirees should therefore budget to pay for local health insurance.

Hua Hin ranks seventh spot on the world’s 21 best cities for retirement abroad

Hua Hin RetirementHua Hin and Chiang Mai have been listed in the seventh and eighth rankings of the world’s 21 best cities to retire overseas in 2015 by Live and Invest Overseas.

The leading online resources for people looking to move abroad released their annual index of the 21 best places for retirement overseas in 2015.

Number One on the list for the second successive year was Algarve in Portugal. The coastal region is the top pick due to the low cost of living and real estate. Algarve also has a robust expat community, beautiful weather and affordable, quality health care.

Second on the list was Puerto Vallarta, Mexico, which is a wellknown resort town. There are top-notch hospitals and an airport with many direct flights. Next on the list were Cayo in Belize, Languedoc in France, Abruzzo in Italy, Medellin of Colombia, Hua Hin and Chiang Mai.

Ranked on the seventh spot, Hua Hin was described as a coastal town full of resorts on the beach and popular among foreigners who love to play golf, tennis and to eat. The resort town has good health care service, low crime rate and only two hours drive from Bangkok.

Foreigners Complaints Hotline – 1111 hotline

Bangkok, 20 March, 2015 – The Royal Thai Government has launched a new 1111 hotline to receive complaints from foreigners in Thailand, in addition to the existing 1155 Tourist Police Call Centre.

HotlimeIn case of emergency, foreigners are advised to dial 1155. The 24-hour Tourist Police Call Centre is ready to offer assistance to both tourists and foreign residents in Thailand. There will be interpreters on standby to receive all emergency calls. If the pressing cases are beyond the centre’s jurisdiction, they will be referred to the respective government agencies.

For non-emergency matters, foreigners are advised to call 1111. The centre, also available 24-hour daily, is staffed by representatives from all 20 ministries to ensure prompt response for all complaints received from foreigners in Thailand. Complaints received will be coordinated through the centre to related government agencies, state enterprises, and non-governmental organisations.

The government plans to expand the 1111 centre’s coverage to Thai embassies in the ASEAN countries.

The move is part of the government’s tireless effort to review all safety measures and standards, as well as to offer prompt assistance to foreigners who may need help while in Thailand.

Mr. Sugree Sithivanich, Deputy Governor for Marketing Communications of the Tourism Authority of Thailand said, “The call centres also form part of a raft of measures recently launched by the Royal Thai Government with an aim of improving the experience of travellers and tourists visiting the kingdom, as well as showing our commitment in welcoming visitors.”’

Hua Hin New City Planning Draft

Hua Hin City Planning Draft
PRACHUAP KHIRI KHAN, 18 April 2015 (NNT) – The city of Hua Hin, a famous tourist district of Prachuap Khiri Khan, will hold a public hearing on the draft of its newly-designed city plan on April 22 at 9.30 a.m. at Hua Hin School.

The new Principle City Plan of Hua Hin will cover an area of 327 square kilometers which is four times bigger than the existing area of 87.20 sq km. The provincial Office of Public Works and Town & Country Planning is to hold the public hearing in order to ensure that the new city plan is acceptable to all sides before being submitted to the City Planning Committee for consideration.

The draft is designed to cope with economic and tourism growth and ensure proper infrastructure development. It regulates the use of lands and lays down transportation and logistics infrastructures in response to the growth of tourism, trade and investment in the future, according to the Director of Public Works and Town & Country Planning of Prachuap Khiri Khan Province. –
